LONG TERM RENTALS-

With the decline in property values in the past few years, owners are looking to hold onto property and have it rented out until the market turns around. We provide our clients with property management solutions for single family homes, condos, mufti-units as well as small apartment buildings.  If you are interested in renting out your property to gain income but dont want the work or trouble that it requires, Best Price Investments can handle all of the process:

  • Ready property to rent - inspect property and if necessary get estimates for repairs, supervise repairs.
  • Advertising of the vacant property, meeting prospective tenants, and screening tenants.
  • On the landlord's behalf we will negotiate rental agreements, collect rental fees and security deposits, issue keys to the tenants and make sure the keys are returned once the tenant leaves.
  • Upon the tenants moving out and before new tenants move in we will contract with the appropriate service persons to have the unit made rent ready.
  • Tenants will be served with notices as provided in the landlord tenant law for any violation of their rental agreement including late rent. Evictions will be handled through an eviction attorney.
  • Arrange, manage, and pay(from landlords reserve fund) for all needed repairs and maintenance. Any emergency repairs under $250.00 will not require landlord approval. All repairs above $250.00 and non-emergency expenses incurred to improve the property must be approved by the Landlord.
  • Each month the Landlord will receive an accounting of income and expense along with your monthly check.

PROPERTY PRESERVATION-

Vacation Rentals are a great way to minimize your expenses on your vacation home or condo.  If you are looking to rent out year round, or just during the Winter season, we can handle the complete process for you.


  • We take pictures of your property and list them for you on portals that help give you a high booking rate.
  • Answer all email inquiries
  • Answer all phone inquiries
  • Take the Bookings
  • Collect booking fees.  We accept MasterCard, Visa and Discover  giving guest more comfort in their form of payment.
  • Schedule housekeeping
  • Pay  Sales & Occupancy taxes on your behalf.
  • Monthly accounting of income and expenses along with your monthly check
  • We can assist with furnishing your vacation rental, from furniture to stocking the kitchen cabinets
  • We handle all maintenance calls
  • Repairs and maintenance

SHORT TERM/VACATION RENTALS-

Vacation Rentals are a great way to minimize your expenses on your vacation home or condo.  If you are looking to rent out year round, or just during the Winter season, we can handle the complete process for you.
 

  • We offer this package to you as an alternative to renters.
  • Secure (board up property).  For a fee, we will make a monthly walk around of the property to make sure it is secure.
  • We will schedule lawn maintenance.  Other requested services may be provided for an additional charge
